What types of foreclosure deals do you work with?

We work with four main deal types: REO (bank-owned) properties, pre-foreclosure properties where the owner is behind on payments, auction properties, and distressed or off-market properties. Each has different acquisition strategies, timelines, and risk profiles — we help you navigate all of them.

Can I buy a foreclosure property to live in?

Accepted Answer

No. Our foreclosure investment services are for non-owner occupied investment properties only. We do not facilitate purchases for buyers intending to use the property as a primary residence.

What due diligence should I do before buying a foreclosure?

At minimum, you should review the title history, assess the property condition (inspection or walkthrough where possible), understand the local market values and ARV, and confirm there are no outstanding liens beyond the foreclosure. We guide investors through the due diligence process and can connect you with the right professionals.

We broker Fix & Flip loans (short-term rehab financing), DSCR loans (qualifying on rental income, not personal income), bridge loans (short-term capital for transitions), and non-owner occupied conventional and portfolio loans for stabilized investment properties.

How does a DSCR loan work?

A DSCR (Debt Service Coverage Ratio) loan qualifies based on the property's rental income relative to its debt obligations — not your personal income or tax returns. If the property generates enough rent to cover the mortgage payment, you can typically qualify. This makes DSCR loans ideal for self-employed investors or those with complex income structures.

How fast can a Fix & Flip loan close?

Many Fix & Flip loans in our network can close in 7–14 business days, depending on the lender, deal complexity, and how quickly documentation is provided. Speed is one of the key advantages of working with private and hard money lenders versus traditional banks.

Do I need perfect credit to qualify?

Not necessarily. Many of the loan products we broker — particularly Fix & Flip, bridge, and hard money loans — are asset-based, meaning the property's value and your investment plan carry more weight than your credit score. DSCR and conventional investment loans do have credit requirements, but we work with lenders across a range of credit profiles.

Can I finance 100% of the purchase and rehab costs?

Full 100% financing is rare and typically requires significant equity in another property or a cross-collateralization arrangement. Most Fix & Flip lenders will finance up to 90% of the total cost (purchase + rehab), with the investor contributing the remaining 10% or more. Are your loan products available for primary residences?

No. All loan products we broker are for non-owner occupied investment properties only. We do not originate or broker loans for primary residences or owner-occupied properties.

How are you compensated?

As a loan broker, we are typically compensated through origination fees or broker fees paid at closing, which are disclosed upfront. For investment deal facilitation, compensation structure varies by transaction. We are transparent about fees before any commitment is made.
